The interplay between heritage and modernity is at the core of this commercial fitout. Lockhart-Krause Architects worked to preserve and enhance the building’s original sandstone façade, juxtaposing it against clean contemporary finishes. The exterior colour palette carefully balances weight and lightness—grounding the structure with robust lower materials while allowing the upper portion to breathe, increasing both the visual harmony and property value.

Internally, Lockhart-Krause Architects fought to retain the heritage fabric. The final commercial fitout design highlights exposed timber joists, natural brick fireplaces, and textured sandstone, with LED lighting subtly accentuating the materiality. These thoughtful details ensure the space remains authentic to its origins, while providing a calm, sensory-rich atmosphere for clients and staff.

To enhance circulation and spatial flow, the central staircase serves as an active spine, delineating the old and new sections of the building. Large glass windows allow natural light to penetrate deep into the interior while creating a visual connection between indoor movement and the public domain. From the exterior, passersby can observe how people move through the commercial fitout.

As a complex project, the commercial fitout had many requirements. The client needed flexible offices for a variety of healthcare professionals, as well as open areas for children, including unique spaces for messy play and group movement. In this project, many small changes came together to create an impactful and beautiful product.

• A void on the original rooftop was opened up and transformed into a staff verandah. By optimizing this underutilized space, the building’s FSR increased, adding value for both clients and users.

• The toilets were relocated from a bright, north-facing area to the back. This space was used for offices instead, which were more active during the daytime.

• The original kitchen was dark because it had no windows; Lockhart-Krause added windows and now the kitchen is airy and bright. This area is part of the staff quarters now.

• The entrance was relocated from the back to the front of the building, closer to the disabled access. The new reception boasts a large, open layout, incorporating a waiting room for parents and children. Low benches and tables, as well as an indoor swing, allow flexible play for kids.

• Eight offices were placed upstairs, whilst the head office, reception, waiting room, and children’s gyms are housed downstairs. Integrating four key spaces on the ground floor enables better visibility and operational oversight for the business.

• New amenities, including a disabled access bathroom and ample storage space, were added.

Every design decision was made with a dual focus: optimising efficiency for staff while prioritising client comfort. The interior configuration maximises natural light, ventilation, and spatial fluidity, particularly in the spacious meeting room, which opens onto a landscaped outdoor deck — a tranquil retreat that encourages both professional collaboration and quiet moments of reflection.

To reflect Brisbane Therapy Collective’s branding, the bathroom tiles introduce a playful green palette, subtly reinforcing the space’s identity while injecting warmth into the commercial fitout. This attention to colour psychology ensures that clients feel welcomed into a space that is both professional and inviting.

Beyond aesthetics, practical innovations drive long-term sustainability. Independent rental spaces within the larger fitout generate additional revenue, making the project economically resilient while maintaining accessibility to a diverse range of professionals.

The BTC Commercial Fitout is a model for how wellness spaces can be reimagined with empathy, efficiency, and architectural sensitivity.
